In a tranquil setting of classic Golden Vale quality, an 83-acre fertile holding in the townland of Eyon, Murroe is a highly accessible farm about 8km south of Glenstal Abbey and 5km west of the village of Cappamore.

“It’s between Cappamore and Boher, in fact,” says selling agent Tom Crosse of GVM Auctioneers.

“Interestingly, it adjoins a quarry so it would be well known as having very good limestone land.”

The agents describe this farm as an “outstanding and renowned holding… of superb agricultural land” that is “well laid out in easily managed divisions.”

By all accounts, it’s a very high quality piece of pasture land and access to it is very good.

With the N24 (Main Cork-Limerick road) close by, the property is just a 15-minute drive from Limerick City.

There’s a hay barn, lean-to and a good range of ancillary office buildings (as well as a yard) going with the farm.

“It would be ideal for someone who wanted to do a bit of beef farming or a bit of dairy farming,” says Tom.

Part of the boundary is demarcated by the River Mulkear, providing the land with a reliable source of fresh water.

It might all sound a bit too well set up to be let go, but the owners are retiring from farming, according to the agent, and this parcel is part of a larger overall holding.

The land has been let for a number of years so there aren’t any entitlements going with it.

Before that, the farm had gained quite a bit of renown locally as a place where purebred cattle were fattened and raised.

With such a quality offering, coupled with its strong reputation, it isn’t any surprise to hear that interest in growing in this excellent specimen of a mid-sized Munster farm.

According to the agents, a number of keen parties have been “circling the wagons” in the normal preamble to bidding.

It remains to be seen what branch of farming it will be used for, but the smart money would be on dairying.

The only surprise is that the guide price is around €8,000-€9,000 per acre.

On the evidence so far, this would appear to be a clearly conservative approach in placing a property of this quality below the national average, but it’s a strategy that sends out a clear message that this is a farm that is on the market to be sold.
