Kildare holding fetches almost €42k/acre at auction
The 41-acre farm had a pre-auction guide of €900,000 (€22,000/acre) which was eclipsed by a large margin.
Last featured here on April 14, a 41-acre farm at Blackchurch in the Kildare commuter belt was successfully sold at auction on Friday, April 24, at the Keadeen Hotel in Newbridge.
Described by Clive Kavanagh of Jordan Auctioneers as “an attractive holding of arable land”, the quality holding extends across the townlands of Blackchurch and Tuckmilltown, laid out in a practical and well-defined configuration.
“Quality farmland in this part of the Kildare commuter belt seldom comes to the open market,” added Clive in advance of the auction, “particularly in a single, well-laid-out holding of this scale. The lands are top quality and are ideally suited to a wide range uses.”
With Junction 6 of the N7 dual carriageway a short distance away, the farm was very conveniently located with immediate connectivity to the national motorway network.
Demand for the farm was therefore stronger than predicted, with the pre-auction guide of €900,000 (€22,000/acre) being eclipsed by a large margin.

With 30 attendees on the day and four active bidders on the floor, bidding opened at €800,000, before gaining a steady momentum and finally reaching an impressive figure of €1,720,000.
Equating to just under €42,000/acre, this was an extraordinary result.
Speaking afterwards, Clive said: “The result underscores the continued strength of the land market in well-located areas.”
