57-acre Wicklow farm offers tempting value at €589k

A 57-acre holding close to the Wicklow/Kildare border makes for an intriguing piece of land that offers a substantial number of acres at an attractive price.
The property is at Milltown in County Wicklow, 2km south of the village of Dunlavin. Over the border, the Kildare towns of Newbridge, Kildare and Athy are within easy reach, as are the M7 and M9 motorways.
Laid out in four scenic divisions, the property consists of 30 acres of good quality grassland, with the remaining 27 acres or so offering some potential.
“There’s a mix of quality there,” clarifies selling agent Paul Doyle, of J.P. & M Doyle. “There’s some very good land and then there is a disused quarry that was partly reinstated… the rest of the acreage could be reinstated but there is a good degree of work involved.”
With the addition of topsoil on the fallow part of the farm, the entire holding could be brought up to a more valuable level.
The interest is good, Paul says, confirming that there have been bids on the property already.
“It will possibly sell at around the asking price,” says Paul. “That seems to be the way it’s headed at the moment in any case.”
The asking price is €589,000. At just over €10,000/acre, it’s well short of the normal price good land in this area achieves, but this is the kind of value that an astute purchaser will look to secure with a view to enhancing the holding in the future.
