40ac East Cork farm guiding in excess of €1m

The house and outbuildings on 40 acres at Ballynoe, Midleton, Co Cork.
A 40-acre holding in East Cork is eliciting a lot of interest from a variety of suitors, both locally and from farther afield, according to selling agent Michael Murray of Midleton-based Home & Away Real Estate.
The property is at Ballyknock, about 4km south of Ballynoe, 7km north of Dungourney, and 16km from Midleton.
The property enjoys a good deal of road frontage and is being offered in the following lots:
- Lot 1 consists of a detached four-bedroom bungalow with yards and sheds on three acres. “The house is in excellent condition throughout, with bright, well-proportioned rooms and a layout that suits modern family life.”
- Lot 2 comprises 18 acres of good-quality productive land, laid out in easily-managed divisions;
- Lot 3 is another 18-acre parcel of land of good quality.
“This is a prime agricultural holding in sought-after East Cork,” says Mr Murray. “We can offer it in the three lots or as the entire property, depending on the interest.”
So far, the interest has been considerable, and offers are already on the table on various lots, the agent confirms.
With a property such as this one, the interesting thing will be to see whether it sells as the entire farm or in the different lots. There will surely be strong interest in Lot 1 on its own, but the presence of so many progressive farmers in the area should ensure demand for the land will also be strong.
The price guide is in excess of €1m.
