96-acre farm near Ardfinnan expecting €15-€17k/acre at auction

Coming up for public auction on August 8 at 3pm, a 95.6-acre farm near Ardfinnan, Co Tipperary, represents a rare opportunity to purchase some quality acres of pasture.
The property, in the townland of Ballyknockane, is being sold by Dougan Fitzgerald Auctioneers and the sale will be carried out at its premises on Emmet Street in Clonmel. According to the auctioneer on the day, John Fitzgerald, the farm will be presented in two lots, naturally divided by a minor public road.
Lot 1 consists of 75 acres of grassland with a dwelling house and out-offices. Lot 2 is the remaining 20 acres of grassland, which has frontage onto the River Suir.
“It’s very good land,” Mr Fitzgerald said. “There’s a house on the property, which is in need of renovation. This is all in grass at the moment, but the Ardfinnan area would be recognised as having some of the best tillage land in Ireland.”
When it comes to public auctions, it is notoriously difficult to gauge the reaction of the market to a property beforehand, with everyone holding their cards close to their chests before making their play on the day.
“There has been a reasonably good reaction so far,” said Mr Fitzgerald, who added there were also mountain grazing rights and entitlements coming with the property.
A substantial tract of quality land like this one doesn’t come up too often in this part of Munster. The price guide is between €15,000 and €17,000/acre.
