25-acre holding in Kildare fetches almost €1.2m at auction

A property in County Kildare last featured on these pages in the edition of February 15 was sold at auction recently by joint agents Leinster Marts and Newbridge-based Jordan Auctioneers.

There had been plenty of interest beforehand in this modest-sized holding that was offered in lots. It is just 2km from Kilcullen and 8km from Newbridge.

On Friday, March 22, a large crowd packed the auction room at the Killashee Hotel in Naas, where John Osbourne of Leinster Marts presided.

Lot 1 is a four-bedroom bungalow with detached garage on five acres, guiding at €300,000. Lot 2 is a two-bed cottage on five acres and with a guide of €200,000. 

Lot 3 is 11.2 acres of top quality land, guiding €170,00/ €15,000/acre) and Lot 4 is the combination of the first three lots, guiding at €670,000. Finally, Lot 5 is a four-acre land parcel with planning possibilities, guiding at €50,000.

John first offered each of lots 1-3 individually before offering Lot 4. It quickly emerged that there was more interest in the combination of the 21 acres and a bungalow and cottage. 

After brief consultation, the decision was reached to proceed with Lot 4 and withdraw the first three lots. Two bidders continued to battle for Lot 4 until the hammer fell on a price of €1,015,000; sold to a local farmer at more than 51% above the price guide. 

Lot 5 was sold to another local buyer who outbid several underbidders with a winning bid of €180,000.
