26-acre mixed-use holding in Tipperary already under offer

A 26.5-acre parcel of mixed-use land is new to the market with auctioneers BOC Properties, who have offices in Nenagh and Portroe in County Tipperary.
The holding is in the townland of Grenanstown, 9km southeast of Nenagh and its usage is split approximately 50-50 between woodland and tillage land.
“The forestry land consists of ash and alder,” says selling agent Joe Ryan. “The tillage land, then, is of excellent quality.”
The forestry was planted 16 years ago, the agent adds, meaning that there are no longer premiums coming from it.
There has been good interest in the property since its launch. The holding is in an area where there are plenty of active dairy farming operations in the main and its location lends itself to the possibility of someone obtaining planning permission to build a home — making the property attractive to a wide range of potential buyers.
“Access is very good here,” says Joe. “The Thurles road is about half a kilometre away and the M7 motorway is just a few minutes’ drive from here too.”
The holding has a price guide of €270,000 (€10,200/acre) and is already under offer.
