The property is listed with Tipperary town-based auctioneers Matthew Ryan & Son and a short distance from the N24 (main Limerick-Waterford road), with road frontage onto a minor public road.

“It’s a reasonable quality holding,” says selling agent Matt Ryan of the property.

“The lands needs a small bit of work but it’s well situated, just off the N24, so it’s within 20 minutes of Limerick City.”

Indeed, it’s this proximity to Limerick that widens the appeal for this block of land situated in a busy part of rural Munster in terms of property being sought after and changing hands.

The holding is located in the townland of Newtown, just a matter of a few hundred metres southwest of the N24.

“There has been a good bit of interest in it so far,” says Matt, “in spite of everything, so we’re hopeful.”

There aren’t any outbuildings on the land and there are no entitlements going with the sale.

The level of road frontage isn’t extensive by any means, but it is there, and makes it a very convenient piece of land for whoever will be using it next.

The price guide on the property is €230,000.

At a rate of €7,700 per acre, this modest-sized holding represents a decent-sized opportunity for someone to acquire land in a sought-after part of the world, with a very convenient location.

It won’t be surprising if the final price exceeds expectations.
