30-acre residential farm for sale near Bandon

A 30-acre holding in a much sought-after part of the world is currently under offer, according to the selling agents.
The property in question is a piece of quality land near Bandon, Co Cork, and is almost in one block, with a small section (1.75 acres) separated from the rest by the public road.
This, according to Jim O’Brien of CCM Property’s Bandon office, may be sold separately, if so desired.
“The other piece is across from the front gate entrance to the main block,” says Jim. “It might sell separately, if there’s interest in it for someone who might look at it for possibly building a house on it at some point in the future.
The land quality is excellent, with perhaps the exception of a little bit of it, heavy land down at the bottom totalling about an acre, which could be reclaimed.
The residential farm is located in the townland of Dangan — approximately 4km from Bandon, just off the Bandon-Timoleague road. There is a yard with outbuildings, including old outhouses and a cattle crush. The residence is a traditional-style farmhouse.
“The house is probably structurally sound, but it would need a good deal of refurbishment,” says Jim. “It hasn’t been lived in for about eight years, I would say. It has electricity, running water and a septic tank. It’s right next to the yard.”
The outbuildings are old but functioning: “They’re nice little stone buildings with some potential.”
Interest, so far, has been very strong, according to the selling agent and the property is already under offer.
The price expectation is in excess of €400,000 (€13,300/acre): “The interest that’s there now is pushing it up towards that price.”
