It also happens to be a decent holding containing what the selling agents describe as top-quality farm land.

The property is located close to the village of Ballinadee and 7km west (as the crow flies) from Kinsale. This part of the world is no stranger to people looking for fabulous hideaway retreats.

The variety of stars that have come through this part of the world — so remote yet so accessible to Cork City and airport — include celebrity chef Keith Floyd.

Nearby Kinsale also regularly attracts celebrity-type clientele through its heady and unique mixture of Irish village, rare marina and trend-setting levels of culinary quality.

“There would be between 70 and 75 acres of top-quality land,” says selling agent John Hodnett of Clonakilty auctioneers Hodnett Forde Property Services, sole agents for this executor sale.

“It’s located at the end of a cul-de-sac road in a very private setting and it adjoins the Bandon River.”

The cul-de-sac road is a public one that continues as a private road leading to the house and outbuildings, which are set on a very mature site with good mature tree cover to the east of the dwelling, affording maximum privacy.

The land is well laid out and securely fenced all around and is divided into two separate parcels. The bulk of the land is all in one parcel of circa 89 acres. A smaller section of circa 4.6 acres is located on the left before the entrance and is separated from the main part of the farm by a strip of land.

“The lands have been leased for a number of years,” says John, “but they have been well managed over the period of the lease.”

The farm is approximately half a kilometre from Ballinadee village, Kinsale is 12km east of the farm, while Bandon is 10km northwest of the property. Cork City is 35km to the north.

The house is a period-style two-storey residence. Accommodation includes five bedrooms and a bathroom on the first floor; a kitchen, sitting room, living room, office and utility room on the ground floor.

“There are some spectacular views from the residence,” says John, “both of the River Bandon and of country views as far as the eye can see. It’s a two-storey house in good structural condition.

"It has a good roof, new PVC windows and doors and the soffit and facia are new. It has oil-fired central heating. There are no structural works required but it would need some modernising internally.

"The outbuildings are comprised of a cubicle house, hay barn, slatted house, silo and a selection of stone outbuildings.”

The property is well located and has private water supply, and private drainage, and the afore-mentioned oil-fired central heating.

In addition, there are entitlements going with the farm, worth in the region of €6,500 per year.

All in all, this is an attractive holding that is already piquing the interest of a number of farmers and of those looking for a superior residence complete with some land in a private setting.

The asking price is between €1.1m and €1.2m. Unsurprisingly, there is already an offer on the table, according to the selling agents.
