A 130-acre residential farm is currently on the market jointly with Macroom-based Killian Lynch Auctioneers and Millstreet-based agents Dick Pomeroy & Co. The property is located in the townland of Knockardfree, near Liscaroll, Kanturk.
According to selling agent Killian Lynch, this is a top-quality holding with very well maintained land, and a number of recently constructed outbuildings.
“It’s a top-quality farm,” says Killian. “It’s all in one block, and the land is as level as a billiard table.”
There has been strong investment in the land itself, making it a very presentable stand-alone commodity, as he explains: “It has all been re-seeded in recent years. It’s all well fenced as well, and everything that has been done in terms of improvement and maintenance of the farm has been very well done.”
The outbuildings, most of which have been renewed in recent years as well, include a slatted shed (28.4m by 9.9m), a shed of 28.9m by 9.4m, a 48-unit cubicle shed of 28.9m by 10.3m, a stone shed of 20m by 5.3m, a stone shed of 12m by 5m, a hay barn of 12m by 7m, and a slatted tank of 300ft by 11.6ft.
Further outbuildings and features include an old roofless stone farmhouse suitable for restoration, electric scrapers, slatted tanks, and a concrete silage slab (80ft by 60ft). While the preference is to sell the farm in one unit, the selling agents say that they are open to options.
However, for a farm like this, with only one entrance point from the public road network, one would imagine that it will end up being sold as one. The attractiveness of the quality of land and buildings would also be an element pointing in that direction.
There is also a four-bedroom farmhouse going with the holding. According to Kieran, this is in good condition but in need of a certain degree of investment:
It is in good structural order, but it could do with a good deal of modernisation. It’s a traditional two-storey farmhouse.
Accommodation in the house includes a kitchen, a sitting room and bathroom on the ground floor, with four bedrooms and a second bathroom on the first floor. Features include tiled flooring, fitted kitchen and oven and hob with extractor fan in the kitchen, a bath in the downstairs bathroom, and an electric shower in the upstairs bathroom.
The farm has only just gone on the market, so it’s difficult to gauge just what the level of interest is yet. However, a self-contained unit of this size and quality is most certainly a rarity, and it’s in the heart of a strong farming community with historical roots that go back to the original co-operative movement.
“It’s the kind of place that could also generate a lot of interest from farther afield,” says Kieran.
The farm also benefits from annual entitlements that are currently worth in the region of €5,000 per annum, and the farm has a reliable private water supply and mains electricity. Kanturk is 10km away, Liscaroll village is 8km away, and the farm is approximately 20 minutes from Mallow and 35 minutes from Cork City.
The price guide is €1,050,000, or €8,000/acre. It’s a modest enough expectation, and one feels that the rarity and the gathering together of a number of different unusual qualities could very well see the property go some bit higher. Results in farms sales have been mostly modest of late, but on the face of it, this particular farm looks like good value.
The same agent has been seeing some strong sales of late, with two large properties selling for good prices,one of them at public auction and the other by private treaty.
One was at Cabragh in Clondrohid, Co Cork, and it was featured on these pages in mid-April. It went for auction recently. It consisted of a 180-acre residential farm that was being offered in a number of different lots.
The property didn’t all sell at auction. A 26-acre portion of it did fall under the hammer, while the remainder of it was negotiated by private treaty, giving an overall price in the region of €500,000.
Meanwhile a 51-acre property at Lahern, Coachford ( featured on these pages in early May) was also sold by private treaty.
A price of €300,000 was sought, and although the agent cannot reveal the final sales price, he confirmed that it didn’t make that amount but “it wasn’t far off it.”
