Conor Power Column: Quality residential holding in Waterford
A very interesting property has just come on the market with Re/Max’s Waterford City office. According to selling agent Margaret Fogarty, this residential property represents a rare opportunity for the right client or clients: A small farm holding that offers multiple choices for income generation, both farming and non-farming.
Rowantree House is in the townland of Woodstown in the middle of rich, rolling lands, approximately 10km southeast of Waterford City.
“The house is 3,000sq ft, and it was built in 2002,” says Margaret. “It’s a regular family home, but then there are two stables as well, and the house sits on almost 22 acres [21.57 acres] of land.
“We’re offering it in two different lots. First, the house and the land and stables. Then we’re also offering the house with the stables on approximately two acres. So we’ll sell it either as one lot or as two, depending on how the demand plays out. ”
The lands are in excellent condition throughout and it’s a holding that would lend itself most suitably to an equestrian centre or to a hobby farmer of some sort. The main draw is the residence — a superb, detached home of 275sq m of living space and with stunning views of nearby Belle Lake.
There are beautiful views down over Belle Lake from the front of the house. It’s on an elevated site so the back of the house is looking over to the Comeragh Mountains. It’s a beautiful setting.
According to the selling agents, there has been interest both in the house on two acres and in the entire holding. The property is located midway between the city of Waterford and Dunmore East.
This is a very sought after area for residential property, drawing people looking for a base from which to commute to the vibrant Déise capital, while the attraction of being close to the very chic coastal village of Dunmore East is long established.
“You’re only minutes away from the city, and minutes out to Dunmore East as well. It’s only 10 minutes’ drive in either direction, so it’s a fabulous location.”
The property enjoys some good frontage with a public road leading from the main Waterford-Dunmore East road skirting much of the property and making it very conducive to sub-division.
The holding is laid out in six divisions and consists of mostly excellent grass land, according to Margaret, with a small wooded area as well. It is all well fenced with a good water supply, according to the selling agents. The owners, the agent explains, are relocating to Dublin.
“It’s a very popular area,” says Margaret, “with a lot of people using the road in front of the house for trekking on horses so it’s a quiet country road and it has that lovely appeal.”
The large house is approached by a sweeping gravel driveway offering spacious parking, and the gardens are well maintained with a variety of mature trees and shrubs. In addition to the generous living room of the house, there is also a two-storey, one-bedroom, self-contained unit with its own entrance. There are two stables and a wood-cutting shed.
“The annexe next door is something that holds the possibility of generating an income,” says Margaret. “It could generate about €14,000 per year.
“You’re only minutes from so many places of interest in this location. You have the beaches, the mountains, Waterford City. The Greenway is close by as well.”
The price for the entire holding is listed at €750,000.
The other lot option of the house, buildings, and two acres of land comes with a price guide of €550,000. This puts the remaining 20 acres of land at €200,000 or €10,000 per acre. It should have no shortage of bidders at that price unless someone buys the entire holding first.
