Residential holding near Carrick-on-Suir with multiple uses

Waterford City auctioneer Ennis Gough Property is offering an intriguing 57-acre holding in South Tipperary.

The residential property has a number of strings to its considerable bow: It is a 14-hole golf course and driving range, a driving school and a home. There are many options for the next owner of this property to consider, including that of running this holding as a farm.

Enquiries so far have come from “right across the board” according to selling agent Deirdre Gough.

“It’s in an excellent location just outside Carrick-on-Suir,” says Deirdre. “It’s very scenic, backing on to the River Suir.”

Although the owners did run it as a farm for some time, its land has been put to other inventive uses over the last couple of decades:

“For the last 20 years, it has been predominantly used as a driving range and it has been very popular… The learner driving school was put in by one of the owners who’s now deceased and it’s nearly a kilometre-long track for helping young people how to drive off the road in safety.

“There’s also a putting green on the land and there is a run for training greyhounds. It goes up the hill and it even has a mechanical hare.”

The main house is a large dwelling that extends to over 2,500 sq ft. “There are five bedrooms,” says Deirdre, “and there’s an adjoining holiday home or granny flat that has three double bedrooms. There’s also a machinery shed and a golf reception area and a five-span hay barn with a lean-to.”

While there were a number of diversifications since the property ceased to be a farm per se, the main business was the driving range; the nine bays for customers to practice their golf driving skills are still intact and in place.

The asking price of €590,000 should certainly add up for the next owner no matter what use they decide to put this unique quality holding to.
