The unimaginatively-named but highly impressive “Vee” in South Tipperary is one of Munster’s finest beauty spots.

It’s a wide gap in the Knockmealdown Mountains with magnificent panoramic views over lands which are some of the finest in the Golden Vale and in the entire country.

As you descend from the mountainside, you enter a zone of high-quality, level, land, and a 70-acre parcel of this territory is for sale by public auction with Clonmel-based auctioneers Dougan Fitzgerald Ltd.

Located at Graigue, the non-residential farm is about 5km from the village of Clogheen and 10km from Ardfinnan. The land runs from the former Farmhouse Bar, north towards the river.

It will go under the hammer on Friday, October 12, at the Cahir House Hotel.

“This is a very practical piece of land,” says John Fitzgerald, the selling agent.

“It’s the kind of property that people looking for an outside farm are seeking. It’s also the kind of farm sought by people looking for a silage platform, who are in grassland, or the kind of farm tillage farmers are looking for, which is what it’s used as at the moment.”

The farm has very good access from a minor road, and the northern boundary is demarcated by the River Tar, a tributary of the Suir.

This fertile land has little or no waste. “It’s just under 71 acres in total and it’s very good ground,” says John.

“Not an awful lot of land comes up in the vicinity where it’s located. There was a crop of rapeseed on it this year, which means that it’s due for a superb crop next year. Whoever buys it will have the benefit of that. The gentleman who was leasing the land has maintained it very well. We think that it will sell well. It has an affordable price guide on it.”

The guide of €9,500-€10,000 per acre comes across as a very correct one. Land in South Tipperary has gone particularly well this year.

The property is about 15km south of Cahir and the M8, with Mitchelstown and Clonmel about equidistant from here (25km). Its accessibility is, according to the selling agent, one of its prime assets.

“The funny thing about it is that when you turn left to go into this land, you would think that it was a laneway, but it’s a public roadway. It’s maintained by the County Council, but it has the benefit of almost giving the farm an independent farm road access because literally nobody else goes down that road, When you arrive at the bottom, it flattens out, and there’s a gate right in front of you that goes straight into the land.”

John sees this farm as an affordable opportunity.

“It’s a real farmer’s farm. It’s versatile enough to be used for either purpose, whether you put in back into grass or keep it in tillage.”

There are no entitlements with this property — it’s a straightforward sale of land only. The attractions of a sizeable holding in a sought-after location, offering plenty of versatility and good access, should guarantee a cohort of bidders. It’s unlikely to be a record-setting sale, but don’t be surprised if competition drives the price a little higher than expected.
