The 34-acre non-residential farm is in the townland of Rathorgan — 2km out the Castlelyons road leading north from Dungourney and about 13km from the very busy market town of Midleton.

“It’s a very nice compact piece of land,” says selling agent Adrianna Hegarty. “A local farmer has it rented at the moment and is using it for grazing; he’s a dairy farmer.”

This is certainly not unusual as dairying constitutes an important part of the general farming activity in the area. There would certainly be no shortage of locally-based admirers of such an affordable block of quality land coming on the market.

The property is all in one block and completely under pasture. There are no plans to break it into lots.

The other important asset that it has is its impressive road frontage, with access to a good road network that brings Cork city and its ring-road system within half an hour.

“It is big farming country out here,” says Adrianna.

“It’s on the road to Castlelyons and I sold a site off this piece of land years ago.

“There are plenty of houses close to this parcel of land and there’s a big local school nearby and a good community so access is very good.”

The agent says there has been a steady stream of enquiries so far and underlines that the equestrian sector is also interested in a property such as this.

“There are a couple of gallops around that area where horse trainers would bring their horses out,” she says.

The price guide is quoted at €10,000 per acre but the agents stress that the farm is on the market to sell; it’s open to offers, with an expectation of a clear sale being established in the not-too-distant future and the hunger in the market at present dictating what the final price will be.
