Limerick properties in Knockatanna and Shanaclough West attracting top offers

Listed jointly with the Limerick office of GVM Auctioneers and REA John Lee & Son of Newport, Co Tipperary, the land consists of 85 acres in the townland of Knockatanna, Caherconlish and 15.5 acres of land at Shanaclough West near the village of Oola.
The first lot near Caherconlish is about 16km east of Limerick City. It consists of land that is very good overall, but with some mixed quality, according to selling agent Tom Crosse of GVM:
“There would 60 acres of very good land,” accoridng to Tom, “and about 25 acres or so that would be a bit heavy and seasonal.”
The two-storey farmhouse that comes with the property is in need of some work, he says. “The outbuildings are in reasonable condition but they would also need some modernising.”
The guide price is in the region of €600,000. It’s a reasonable expectation, all things considered, but there are already some offers on the table for this lot and its convenience and potential may yet see it slide upwards in value. It comes with entitlements worth in the region of €7,000 per year.
The second lot in this package is located at Shanaclough West, about 1.5km from the village of Oola. This about 32km south-east of Limerick City on the N24 — the main road linking Limerick with Tipperary.
“This is a classy piece of land,” says Tom. “There are entitlements worth €1,500 per year on it and we’ve a guideline in the region of €150,000.”
The property is laid out in four divisions. According to the agents, the strongest likelihood is that the two properties will be sold separately.
The current “good offers” on the properties are coming in separately. Things are still at an early stage, however, but given the time of year, it might be no surprise to see them sold before Christmas.
