The farm is located about 2km from the small village of Meelin, approximately 9km north of the lively, resurgent town of Newmarket and 37km from Mallow.

Meelin is a very attractive crossroads type of village with a southerly aspect in a quiet rural area.

It has become a popular location for young families in recent years.

The farm in question is naturally divided into two portions: The main one consists of approximately 70 acres and about 1.5km away is the remaining 11 acres or so.

“There is quite a lot of interest in it,” says selling agent Liam Murphy.

“There’s a nice dairy setup there — there’s a milking parlour and bulk tank; the whole lot is intact.

“There’s a good slatted shed there, a closed silage pit, hay barn, cubicle houses and other farm machinery there as well.”

The land is all in pasture, according to the agents, who describe it as “good ground — more suited to dairy than to tillage”.

The agent adds that the lands are well laid out in easily-managed divisions and they benefit from an internal private roadway.

This is an area noted for strong dairy farming and with the current upward trend of milk prices, the dairying sector is looking more active every day. This is a trend being seen to best effect in the leasing sector but more recently in farm sales.

There is a long stretch of road frontage and the farm benefits from a good public water supply, according to Liam.

Electricity supply is also assured for farm and domestic use.

The dwelling is a tall two-storey traditional farmhouse that has been extended over the years.

According to the agents, it is in good structural and decorative repair throughout.

It is fronted by a neat lawn and offers a good deal of living space, extending to over 1,400sq ft.

The owner of the property is retiring, which is why such a good quality farm is coming on the market.

For any farmers, but articularly in the dairying sector, this kind of farm is quite an event. It is rare one can find a good-sized holding complete with all its variant ancillary bits and pieces that go to make up a going concern: This, as opposed to simply a piece of land or a farm in need of some restoration of buildings, house or land.

In this case, it’s a working farm ready to be worked on by the next owner.

It even comes complete with entitlements. This is also an increasing rarity with farms for sale.

The farm is in an officially disadvantaged area.

The selling agents have further details on it.

“We’ve had a good few people walking the land and looking at it,” says Liam. “It’s hard to know at this point whether it will be divided between local clients or sold in one lot. We’re offering it both ways.”

As for the price of the property, it will not be too easy to gauge. While there is rising interest in land in general, we’re still in a rather conservative market and land in this particular area tends to fetch around €6,000 or €7,000 per acre.
