Rich soil blankets the area, punctuated by busy towns through which the Cork-Dublin motorway meanders.

When a large holding of over 100 acres comes onto the market around here, therefore, it represents a rarity that is bound to be met with keen interest.

After the demise of a local farmer a year ago, a 144-acre farm in Glenagoul and Cappagh townlands is now on the market with Fermoy-based auctioneers Collins O’Meara.

The property is split into two main portions — 135 acres in Glenagoul and nine acres in Cappagh.

They’re not physically connected but were owned by the same farmer in this executor sale.

The holding is located to the west of the M8 — approximately 6km from Rathcormac village, 14km south of Fermoy and 30km north of Cork city.

Selling agent Denis Collins says there is already strong interest in the property — notably in the larger portion of 135 acres.

“There are 135 acres in the main block and a further nine acres in a separate portion,” says Denis.

“The bulk of the interest is in the 135 acres and it’s under offer at the moment.”

The current offer is somewhat shy of expectations (which are around €4,000 per acre for this portion), says the selling agent, but he is pleased with the strong level of interest shown so far.

“There’s about 40-45 acres of grazing land on it. The balance would be made up of reclaimed mountain and summer grazing land.”

“There would be good potential,” says Denis. “There’s also a nice bit of road frontage as well — a couple of hundred metres.”

The 135-acre farm also contains an old three-bedroom farmhouse. This is in fair condition but needs some modernisation.

The second portion is just down the road from the main holding. While it doesn’t have any public road frontage, access is clear via a small laneway.

“This land is of very good quality,” says the agent. “It’s in two divisions, with a natural stream providing water supply.”

The main portion of the land has a good private well and there are entitlements valued at €8,000 to €8,500 per year.

The price expectation for the nine-acre holding is in the region of €8,000 to €9,000 per acre but with such a rare property emerging onto the market at the moment, the property will act as an interesting barometer to see what it finally achieves.
