Two fine properties for sale near Macroom
The first one is a level piece of ground comprising 7.6 acres of good pasture land with its own water supply at Sleaveen on the outskirts of Macroom town. The access is excellent, with extensive road frontage on its western boundary and its size and location mean that it’s within the ambit of an wide range of potential buyers.It’s no surprise, therefore, to learn the property, which is asking €100,000 (just over €13,000/acre) is already under offer to the tune of €90,000 at the time of writing.
The second is a large residential holding of 147 acres located 10km north of Macroom which is likely to be sold as two lots — which consists of the house with 7.5 acres, along with a 140-acre non-residential holding.
According to selling agent Killian Lynch, the land is of mixed quality, with 36 acres of forestry bringing in an annual premium of €7,490.
There are some outbuildings on the land but these are in a derelict condition.
“There’s five years to run on the forestry premium if you’re a farmer,” explains selling agent Killian, who says that about 50 acres of the land are currently under pasture, with the remaining acreage having been let go but representing great potential of being brought back to pasture with some work and time from the next owners.
In terms of road access, the property benefits from extensive road frontage on the eastern and northern boundaries of the land.
“There’s a lot of road frontage and there’s a public road going right into the centre of it,” says Killian, who says that the land has been let out for a number of years and used for cattle grazing. The house on the property is approximately 15 years old. A three-bedroom timber-frame dwelling with plaster exterior finish, it is, according to the agent, in good structural condition but in need of complete refurbishment on the inside.
The house and seven acres is guiding at €100,000 and its convenient location means this price has already been achieved from initial offers. Interest is still growing in the remaining holding (guiding at €600,000 or €4,300/acre), according to the agents, as well as in the entire lot.
