Top quality land just on the market
So says GVM’s Tom Crosse in a burst of descriptive enthusiasm for a substantial, 140-acre farm at The Deerpark, Donass, Clonlara, Co Clare, which will go to auction next month on November 7, sold on behalf of the representatives of the late Winnifred O’Sullivan.
At the size of the farm on offer, it’s a viable holding on it’s own, he says, and is only just on the market.
He gives a general guide of €10,000 per acre — the average price for land in the area.
Tom Crosse describes it as a “truly magnificent farm of prime rolling parkland”.
It’s well laid out in easily managed divisions, in one block with water laid on and good fencing.
It’s also ideal arable land which is suitable for any number of uses, from dairy to beef or even, an equestrian enterprise.
The main residence is a bungalow in need of repair and the yard comes with a good range of outbuildings, including a slatted shed, silage slab, haybarn and more.
It’s just a 15-minute drive to Limerick city and the farm also comes with SFP of €18,000 per annum as well as a telephone mast income of €15,000 per annum.
At a guide of €1.2 million, this farm offers the opportunity to create a fine, viable farming enterprise into the 21st century.
