Another prime farm sale in County Cork is ripe, literally, for the autumn selling season.

A retirement sale, the property at Ballymountain, offers 98 acres in one compact block just outside the village of Innishannon in an area that’s regarded as one of the engines of the agricultural industry in the south.

With rolling fields dedicated to producing huge quantities of milk and more to grain— often to feed said cows — demand for land in this area is great.

The proximity to the sea makes for good tillage ground, but with grain prices on the floor this year, this farm could be acquired for grassland purposes, or other uses — a nearby farm has been a long-standing equestrian enterprise.

Christy Buckley is selling the residential farm for the Calnan family; it comes with a six-bed house and a range of useful out-offices and the transaction is by private treaty.

It has access onto two roads — one is a long driveway to the house and yard and the second roadway offers more frontage but it’s not a substantial amount, to be fair.

Laid out in seven fields, the property includes a quarry which had been used in the past for the farm — and is suitable for farm roadways and the like, says Buckley, but wouldn’t have commercial value.

Then, the eighth portion of the land is in setaside, with an area of woodland attached, and this is good quality land too, he says, and would respond to work.

“Top class quality fertile land, well drained, fenced and watered,” says Christy Buckley, “and with a nearby farm at Ratharoon selling for big money — this land should do much the same.”

However, he’s hedged his bets on this one, giving a round guide price of €13,000 per acre for the land.

The farm at Ratharoon, Bandon, which sold last November through Hodnett Forde, made a cool, clean €15,000 per acre — but did sell in two lots.

In the case of this farm, it’s open to offers as the sale is by private treaty, but it’s being pitched for sale in the entire, at the moment.

The main residence has been consistently upgraded, says Buckley. Approached by a tree-lined avenue, it would be ready for immediate occupation. That makes it ideal for someone trading up from a more fragmented holding, or as an extended family buy.
