Considering the location and quality of both land and house, and the fact that it’s only a few minutes walk to Blarney village, it will appeal to family buyers or equestrian types looking for an accessible lifestyle property.

The quality of the land will not be lost on locals, either. There’s little or no waste in the 35 acres of permanent pasture, which may also be suitable for tillage. It’s well-fenced and watered — and there could be site development potential in the long term, suggests Joe McCarthy.

The house has a conservatory entrance leading to a main entrance hall with dining room and drawing room at either side, kitchen and utility at the rear, and ground floor bathrooms. The upper level has a bathroom on the half landing, a main family bathroom, plus two double bedrooms and one single.

Outside, there’s a double garage and a large shed — which could suit for horses, or perhaps, pedigree stock.

Sales agent Joe McCarthy is seeking offers in the region of €700,000, and is open to negotiation on lots.
