Modern dairy farm in Scart ready for milking
A fine dairy farm located in prime territory, the fact that it hasn’t sold before now is probably because it’s been overpriced. But now, with a committed vendor, it can be sold lock, stock and barrel.
Previously on the market, the 123-acre dairy farm, with 67,000 gallons of milk quota, was launched in the bottom of the recession with a guide price of €15,000 per acre, at a time when there was little money available — and money was earning good interest in the banks. Then, when the thaw began, the farm was relaunched, again through Christy Buckley at €1.6m.
Now, it has a pre-auction guide price of €1.3m — the equivalent of just over €10k per acre (€10,655 to be exact).
A modern dairy operation (a buyer could literally walk in and begin milking straight away, says Buckley), it comes with a three-bedroomed house and is effectively all in one block, because even though it’s divided by a public road, the blocks are almost opposite each other, making the farm easy to manage.
The yard is top class too, Buckley says, with an 12-unit milking parlour, and two slatted sheds, of 60’ by 45’, and 120’ by 40’, with automatic scrapers. The dairy includes an 1,100-gallon storage tank.
It is being offered in one lot at auction, with the added option of purchasing the livestock. It is all in pasture, with one block of 95 acres with the house and yard, and the remaining land laid out in eight to 10-acre paddocks.
The residence comes with two reception rooms, a kitchen-dining room, and three bedrooms, with the master en-suite. Less than a mile from Ballyclough village, and very close to Mallow town, this property is an ideal start up for a young farmer, or an add-on to an existing arrangement. The auction will be held on May 16 at the Hibernian Hotel, Mallow.
* Also with the same agent is a perfect 28-acre tillage field in a prime south Cork location that could be bought as farmland, or perhaps as a hobby farm buy, says Buckley. The farm, which is presently set with barley, is located at Aghamarta, Carrigaline, and is within walking distance of Fountainstown and Myrtleville. It could suit as a residential site sale.
Also ideal as a drystock/tillage enterprise, the property comes with good road frontage, and sea and harbour views, and can be sold in one or more lots. It guides at €14,000 per acre, the land is expected to sell for in excess of that amount.
Within three miles of Carrigaline and 12 miles of Cork city, this is a true cross-over property.
