Small grassland farm in popular West Cork
One property, in particular, might draw interest — and, although it doesn’t have a coastal situation, it is in a good location between Clonakilty, Dunmanway and Roscarberry.
The Maulathanavalla farm-stead, at Reenascreena, West Cork, comes with 25 acres of land, which makes it ideal as an early-retirement property for someone who is looking to raise a few head of cattle, some horses, or just wants a self-sufficient unit.
Or it is suitable for a techie type, who can work from home but fancies a bit of sustainable living.
The grassland farm is all in one block and lies within three miles of Reenascreena and is another ten miles from Roscarbery and the coast, which is hardly any distance at all. It’s being sold in one lot by John Hodnett, of Hodnett Forde Auctioneers.
Despite the quality of the land, the opportunity to sell in lots is circumscribed by the residential element of the property, which is right in the middle of the farm. So, the land doesn’t divide easily.
For this reason, it will appeal as a hobby farm, or holiday home, even, as the layout of the residential accommodation would be good for extended families, or those with older children, as there is a separate, self-contained apartment attached to the main house.
The farmhouse is typical of its type and has some very traditional features — it comes with three bedrooms, a parlour, and back kitchen and a bathroom.
The annex comes with a hallway, sitting room, kitchen with built-in units, two double bedrooms and a main bathroom, including a shower.
It also has separate heating and electricity from the main house.
The farm is three miles north of Reenascreena and lies to the west of the main Dunmanway/Reenascreena Road. The lands are all in grass, and are south-facing and well-fenced, says John Hodnett, and the yard includes traditional stone buildings and a hay shed.
It’s a unique little place, he says, and the land is good-quality and has good road frontage, and has been leased out for a while.
He’s seeking of fers of €250,000 for the property at Maulathanavalla; the sale is by private treaty.
