A new private treaty sale, the residential farm at Currabeha, Crookstown, is on offer through selling agent Joe McCarthy of Irish and European, who’s already seen good interest since its launch last Saturday.

Comprising a substantial traditional farmhouse and outbuildings, the property is being sold in one lot, and will suit a range of equestrian or farming interests, he says.

In permanent pasture, the land is good quality with no waste, and it is an all-purpose farm, suitable for dairying or tillage, he says.

With pressure on grazing platfor ms, and intensive dairy farming the norm in this area, there should be strong interest locally.

However, Joe McCarthy says there has been a return of hobby-farmers and city buyers in the past while.

For them, the existing dwelling could be restored or knocked in favour of a new build, and the land used for pedigree cattle or horses.

At the guide price of €400,000, it might be a bit steep in terms of site values, however, so it will depend on bidding in the interim.

The property has good road frontage, it is fully paddocked, and the location is within a half hour of the city limits.

The main house is not beyond restoration.

It comes with a sitting room, dining room, kitchen, bathroom, utility and four bedrooms. The yard has a three-column haybarn, a 60 by 20 shed, store house and cattle crush, making it handy for those looking to rear rare breeds or pedigree stock.
