December auction for 38 acres in Terelton, mid-Cork
This latest property bounds land sold previously — some 44.5 acres which made €32,000 over its guide price, bringing the average per acre price for the land up to €7,000 per acre.
This time round, Lynch and Brady are drawing in their horns a little (and not frightening buyers off), by quoting a guide price of €5,000 to €6,000 per acre, or a total guide, prior to auction, of €200,000.
The land is sound, says Lynch, but will need work to bring back the entire acreage to full production. That being said, there was silage cut off it this year, and it would repay the attention, he contends.
It was a residential farm, says Tom Brady, and comes with an old farmhouse and outbuildings, most of which are derelict. Because it’s in two blocks, one of two fields and the remainder all together, there’s excellent road frontage, although the agents aren’t prepared to sell in lots, and will auction the entire farm in one go. The property is an executor’s sale, says Brady. He says the €200,000 guide price is very reasonable for “good grazing”.
