Three top quality land sales in the Kingdom
And the largest holding, although not in one lot, comprises 162 acres near Beaufort, Killarney, Co Kerry, due up for auction on Jul 26 through Tadhg Gallivan of Property Partners Gallivan.
In two farms, (divided by another farmstead), the lands are at Knocknaskeha, and are part of an executor’s sale.
The first farm, a residential holding of 67 acres and listed as Lot 1, offers a mix of good grazing ground, some mixed grazing and about 33 acres of forestry with some premia payments left for farmers.
The property is only seven miles from Killarney and is bisected by a public road, giving excellent road frontage and access to all parts of the farm.
The forestry is on the higher ground, behind the house and the main residence, a traditional farmhouse is need of work, is closer to the road, but very private.
The second farm is in the same townland, but the quality of the grazing is not as good as Lot 1 and it has a larger percentage of forestry — some 45 acres are planted here and both farms offer a total of 95 acres of forestry.
The agent and executor have eschewed breaking the land up into smaller lots, even though there are elements in both farms that will appeal to different markets, and instead are going for a sharp, clean approach at auction.
There will be interest from the farming community, says Tadhg Gallivan, but he also expects a response from the forestry guys, he says.
And while he is not prepared to give an overall per acre guide price — because the difference and quality and type in each lot doesn’t allow that — he does give a rough guide of €300,000 for Lot 1 and around €250,000 for Lot 2.
The auction will take place in the Malton, Killarney, on Thursday, Jul 26.
