Just a mile from Macroom town in the interlocking spurs of the Lee valley, this substantial, 113-acre farm at Ummera, Macroom is already generating calls for agent Killian Lynch.
An outside farm with limited road frontage, the land is nevertheless very well situated and will certainly appeal to any neighbouring farmers looking to expand.
Stretching over a hillside, the land is effectively in two tiers, says Killian Lynch, with the steep land under an eight year old spruce plantation.
The remainder of the ground is good grazing land, he says, with access from the road via a long laneway.
This gives access into the old farm yard, (which shelters within the spruce plantation) and continues upwards to the top tier of ground where there are large fields divided into paddocks.
The property is in one, easily managed block and includes 12 years of premia on the forestry, and while effectively a non-residential sale, would be assured of planning permission for a new dwelling. Because of its size, the farm might also suit a young farmer starting out, says Lynch.
The Ummera holding is on the Coachford side of Macroom and less than 30 minutes to Cork city: it comes with a private water supply.
The sale is by private treaty and the guide price for the entire is in the region of €800,000.
