Top quality, top price

Off the Bandon to Kilbrittain road, in the tongue-twisting townland of Maulnaskimlahane, joint agents, Paddy Murray of Paddy Murray Auctioneers and Jim O’Brien of CCM are bringing a 63-acre residential sale to market.

Top quality, top price

Six kilometres south of Bandon in recognisably good farming country, the farm comes with an old residence, outbuildings and the ruins of an older dwelling.

“It’s very good land,” says Paddy Murray, “with one big field of 33 acres and then a seven-acre field, in one block. There’s a slight slope and some of the southern acreage would need to be reclaimed.”

The farm overall comprises good quality, dry land, he says, in an area that would be strong on pasture and tillage.

And while the property has been let for some time, it’s now being sold by private treaty and would make a fine addition to an existing holding, or even a unit in its own right, says Jim O’Brien.

It is being marketed in the entire, but there is the option of selling the house and about eight acres in one lot, and the remainder of the land separately, say the agents.

The house is in very good condition — having been built only 20 years ago — and it comes with four bedrooms, a range of living rooms and two bathrooms.

One possible option is that this could make a hobby farm, especially as it’s so close to Bandon, a mere 6km away, and has the beaches of south Cork on its doorstep.

The land is top quality and it’s likely that the property will draw strong local interest, and the price reflects that. A total of €850,000 is given as a guide price, which works out at a per-acre price, (including the house) of €13,500, an indication of increasing inflation in land prices.

According to Jim O’Brien, mart prices for cattle have risen substantially too, (in some cases double on last year) and reflect the bullish nature of the agricultural market at the moment.

Joint agent Jim O’Brien had a 22-acre land sale on the outskirts of Durrus recently, which realised €300,000 (by private treaty), for what he describes as some of the best land in the area. That equates to €13,636 per acre.
