30-acres tillage farm guide priced at €360,000

IT may be hard to believe, but the aerial photos of this farm were taken only last week. Unseasonally fine weather resulted in clear images, from which it can seen that the crop of winter barley is off to a good start on the land, at Knockanemore, Ovens, Co Cork.

Also off to a good start is its proposed sale, according to selling agent Killian Lynch of KL Auctioneers, Macroom.

He’s been fielding a lot of calls about the 30-acre tillage ground property, from farmers for the most part — although there’s considerable interest from hobby farmers too, he says. The land is sandwiched between the main Cork-Killarney road and Church Road, Ovens, with the Ovens Bar local landmark close by.

With separate access, and with low-density residential development nearby, there is the potential for a dwelling house on the land, says Lynch, subject to planning permission.

However, it’s being sold as top quality arable land, in six level divisions. Free-draining acid soil, the land is good quality tillage ground, but could also have gravel deposits, based on its proximity to the immediately adjacent large quarries run by John A Wood Ltd. The guide price is €360,000 for the entire, or €12,000 to €15,000 per acre.

nMeanwhile the agent has just sold a farm at Cappagh, Ballyvourney, which hit the market in mid-September, and which made €275,000 for 70 acres, close to its guide price of €280,000.

The farm, one mile from Ballyvourney, has 25 acres of top quality ground, and was purchased in trust by a solicitor, says Lynch.
