East Cork farm offers 40 acres of grazing/tillageand good road frontage
The tillage and/or grazing farm is located midway between Shanagarry and Ballycotton, and comes in one tidy block with good road frontage.
It’s a very attractive farm, says Miah McGrath, of McCarthy and McGrath, and could suit hobby farmers becuse it’s so close to the sea.
The property includes a detached bungalow, nicely set in a grove of trees off the main road, accessed via a laneway. This would be suitable for reconstruction — or even removal, in return for planning for a new dwelling (permission can be difficult to achieve in this coastal area).
McGrath is loathe to give a guide price prior to the auction at the Midleton Park Hotel, but says somewhere in the region of €8,500 per acre upwards might be expected, and he predicts it should sell on the day, because farm sales are going so well.
“I think there’s no doubt, at the way the agriculture is going at the moment. The demand is up, and that’s reflected in the prices being achieved.”
* Meanwhile, less than 20 miles way, the sale of Caherduggan Demesne, which could be the farm sale of the year, is nudging closer to the finish line.
Two prime bidders seem to be in the picture.
Selling agent Christy Buckley was unavailable to comment on the progress of the sale of the 270-acre dairy farm, but local estimates put bidding at close to close to €5 million, increased by two cash bidders from an earlier €4.2 million.
The farm is a superb dairy operation.
