THERE are residential farm sales — and there are residential farm sales like this one, at Dooneens, Carrigtwohill, Co Cork.

The 115-acre holding is a pristine buy — with land and house in perfect harmony, and a wealth of modern outhouses to boot.

The residential sale is being handled by Anthony O’Regan of Keane Mahony Smith, and auctioneer Christy Buckley, and both agents stress the ready-to-go nature of the property.

At its centre is a fine Georgian style residence that was built in the 1970s, but which nonetheless has been given a full makeover quite recently. With a new roof, high insulation and new wiring and plumbing, this is a fine family home offering in its own right — but with a fine farm included, it comes top of the pile.

At 115 acres, this would just about make a viable enterprise and ideally would suit a family enterprise.

The residential nature might suit a two-generation operation; either way, there should be strong interest in the farm, because its quality and location.

Just three miles north of Carrigtwohill, and a short drive from Cork city, the farm is suitable for tillage or grazing, and had been a dairy operation for some years — it’s been leased out for the past while, and the owner is now officially retiring, hence the sale.

The guide price is €1.4 million for the farm, house and over 24,000 square feet of modern farm buildings, plus 225,000 gallon slurry tank.

The agents are prepared to sell small parcels of 9.7 acres and 6.3 acres of the 115 in separate lots.

They are divided from the main farm by a public road — hence, they have excellent road frontage.

The land is laid out in large paddocks and has a central farm roadway.

The house and farmyard are accessed via a charming tree-lined driveway, and are set behind a shelter belt of woodland.

The sale includes a variety of old stone outhouses, which could offer unlimited potential in the long term, as holiday lets, B&B, or similar.

The adjoining farm buildings, which include an old milking parlour, are top class, with automatic scrapers and a capacity of up to 400 cattle, says O’Regan.

There are a number of workshop/machinery sheds too, and the yard is screened from the house, with separate access, yet is near enough for convenience.

The guide price appears quite reasonable for such a neat, well-located and easily-managed farm — even without taking into account the quality of the four-bedroomed, detached house of 2,400 square feet.

It’s definitely the sort of farm that should draw in those with money to invest, even non-farmers, but it’s likely local farmers will take a look too.
