It’s near Castlelyons, he says, in an area with a number of large, highly productive farms and where land quality is acknowledged to be excellent.

Some 56 acres, (plus the option of a residence and three-quarters of an acre,) are on offer at Ballynoe, with an average guide price of €10,000 per acre given by Kelly, but he says he’s focussed on selling and is open to offers.

The land is in one block, in three fields, and while it has limited road frontage, Kelly expects neighbouring owners to lift their heads, he says.

The land could be divided up for sale if there was the right amount of interest, he adds.

The property, let for a long number of years, had been in pasture up to three years ago, and has been ploughed and tilled since then.

The sale includes some old farm buildings and there is the option of purchasing what Kelly describes as a beautifully maintained three-bed bungalow with mature and sheltered landscaped gardens.

This house, with detached garage, is on offer at €250,000, which includes three-quarters of an acre of gardens and the option of more land if required.

The property is within walking distance of Ballynoe, and with the exception of a couple of acres of waste, is excellent land.

The farm is south facing, well maintained, with water and electricity, a hay shed with lean-to, cubicle houses and other out offices.
