50-acre ‘estate’ on the waterfront in scenic Kinsale
He’s seeking €800,000 for this private estate on the south Cork coast – a steal compared to the values of yesteryear.
But that was then and this is now, and even though this land, at Garraha, soars above average agricultural values, it’s bound to be worth it to somebody looking for their own demesne in Kinsale.
After all, it’s only a mile from Kinsale town, and minutes from Ardbrack, where property values are high.
The farm is planted with some choice trees, says Hodnett, including exotic species, and qualifies for non-farmer forestry premia.
It’s very cleverly done, with most of the forest forming a privacy belt along the boundary, and creating a level, but private eight- or nine-acre clearing at its centre.
Planning for a new-build house will be very difficult to achieve here, which is the rub with buying beauty like this, but there is an old, stone ruin on the land, which could be renovated and extended.
Or, it could be knocked and something similar built in its place, says John Hodnett.
Either way, with waterfront sites like this, buying could be a gamble repaid in spades, despite the downturn in the property market.
