Motorway to split prized land parcels
The 42-acre grassland farm, which is for sale through auctioneer Tom Sheahan, is set to be divided by the new M20 motorway, with CPOs issued within a year. But the matter rests at the moment with An Bord Pleanála, which will have final arbitration on the proposed route.
Meanwhile, there has been very strong interest in the land, says Sheahan, with maps sent out to more than 10 parties, some of whom see an angle in a future CPO process, he says.
Based on current plans, the farm is divided one-third, two-thirds by the new road, with 1.31 hectares, or 3.38 acres, going under the new road.
This would leave a 10.63 acre parcel on one side, along with the main residence, and a larger, 25-acre holding on the other.
The property is for sale by private treaty, and Tom Sheahan says it will be sold sooner rather than later. He gives a guide price of €12,000 per acre for the property, which comes with a three-bed bungalow in good condition.
The Ballyviniter land is only 3km from Mallow, and will have ease of access to the new motorway, while being far enough from the interchange to cut down on noise, says Sheahan.
