IT’S all about location in the property market — and farmland is no exception.

A 10-acre piece of ground at Castlefreke in west Cork is a new market entrant with auctioneer Kieran O’Gorman, and because of its size, quality and position, he expects a good bit of interest.

The land is superb quality, he says, and has frontage onto three roads, which makes it a handy acquisition for farmers in the area. But it’s also less than a mile from Red Strand at Dundeady, Castlefreke, so it could attract those willing to take a punt on planning permission for a dwelling.

Laid out in stubble and in three fields, it has spectacular sea views, says O’Gorman, and is part of a larger holding, the remainder of which is being retained.

At the guide price of €15,000 plus per acre, it’s an affordable acquisition for neighbouring farmers, and the quality of the land would be known in the locality.

All services are at the boundary, and the farm is gently sloping and would really have to be walked to be appreciated, says O’Gorman.

It’s for sale by private treaty, he says, but doesn’t rule out an auction at a later date.
