Now, however, it will be interesting to see the response to this tidy residential west Cork sale at Ballyduvane, Clonakilty.
A 17-acre holding, with a cute courtyard of buildings included, the main dwelling house is very old, and is surrounded by a range of stone and slate outbuildings with great development potential.
The property is going to auction on March 5, through John Hodnett of Hodnett Forde Auctioneers, and it’s being offered in the entire or in a range of lots.
Located less than two miles from Clonakilty (close to the Dunmanway Cross), it comprises top quality grazing land, Hodnett says, and the residence with yard.
With good road frontage, the land is divided in large fields, with some old ditch boundaries, and it has been let for some time.
The bulk of the property, 16 acres, will ideally be sold in one lot and would make a good investment. The lands are south-facing, gently sloping, in a number of large fields. “The house is in need of modernisation, and surrounded by a number of slate roofed buildings, but in the hands of a creative craftsman, it could end up as a trophy property,” says John Hodnett.
The pre-auction guide price range is €350,000 to €400,000 for the entire, and the agent says there is already strong interest in the land.
He gives guide prices of €15,000 per acre for the ground, and €150,000 to €200,000 for the house and an acre.
The house dates from the 1800s, and has two rooms with bathroom on the ground floor and two rooms overhead. It has a sheltered and private site with a copse of trees on the western side.
The auction on Friday, March 5 at O’Donovan’s Hotel Clonakilty should help kick-start the west Cork farm sales season.
