Not so disadvantaged
Close to the Youghal bypass, it has potential for one-off site development, says Mr Murphy, who’s open to selling the Ballydaniel holding in one or more lots. The non-residential holding has good road frontage on two sides, and is located in a disadvantaged area — although it’s top quality pasture land for the most part in a sheltered location.
There is some waste, mostly close to a stream which runs through the eastern side of the property and would make an ideal setting for a house as it’s close to the road.
The rest of the land is in permanent pasture, in old divisions, all in one block.
The location close to Youghal (on the Tallow side) should make it attractive to the hobby farm buyer, but it’s also an ideal add-on for farmers.
It comes with single farm payments of over €10,000 per annum, and other payments of €4,000 per year.
The guide price for the private treaty sale is 15,000 to €20,000 per acre.
