Just a short distance from the harbour-side town, (and close to major employer Eli Lilly), the land is a prime, level 28 acres which could suit locals looking to add on.

It comes with road frontage and outbuildings. There may be leverage to get planning permission for a dwelling.

All in grass, with a proportion under earth landfill, the property is three miles from Kinsale and is close to the Mile Water Cross. The property is under offer at €720,000.

According to Sarah O’Keeffe of Fleming Auctioneers, land ‘is flying it at the moment’. The company sold a 28-acre holding in Castlelyons by public auction for €610,000, the equivalent of €21,000 per acre.

A similar sized property sold to a local farmer for €750,000, while across the road, the same sized lot went for €600,000.

Demand for smallish parcels of land is strong, and the company are selling another farm, at Burnfort, Co Cork, for offers of €750,000. This property is tucked away at the end of a long lane and the land is very good, says Ms O’Keeffe.

With an old residence and 54 acres, the property is just 2.5 miles from Rathduff, which makes it ideal for Cork city commuters and would-be part-time farmers.

Most of the land adjoining is in forestry, and access is via a right of way owned by Coillte.

Some of the farm has just had silage cut, and there’s cattle grazing on it at present — it’s a really good quality farm, says Ms O’Keeffe, and very private.
