Just five miles from Limerick city, this is good hobby farming country, and the farm is expected to attract that cohort of buyers, as well as local farmers.
The main lot — the house and 35 acres — includes the best of ground, a level, open field, all under grass, with some heavier land bounding the main road. The guide price for this lot, including the yard, is €1m.
The farm is bisected by the road and divides naturally. The land on the other side, some 21 acres, is described as good summer grazing by the agent, and he hopes to achieve €20,000 per acre for this lot, as a recent sale of similar quality made up to €25,000 an acre.
There could be possible long-term development potential with this high-profile property, too, he says.
The three-bed house is quite attractive, but will need some renovations, as it hasn’t been lived in for a while. The yard includes a seven-column hay barn, a cubicle house for 70 head, and some other ancillary buildings.
Overall, the farm could achieve up to €1.4m if the guide prices are realised.
