Sale of 105 acres near Killarney
Joint agents Tom Spillane and John Buckley have high hopes for this superb farm sale — high enough to reach and perhaps exceed the €3.5 million mark.
To be fair, it is a rare sale, offering a rare opportunity for an ambitious farmer to buy a clean sweep property.
All in one block, the farm at Faughcuilla, Muckross, is not only close to town, but it has road frontage on three sides, with a broad sweep of land running down to the Flesk river.
Laid out in large divisions of pasture, the property hardly needs a central farm roadway because of its frontage, says Tom Spillane, who also adds that it comes with an old stone ruin and some outbuildings.
And there are three acres of broadleaf trees close to the river — waste in some peoples’ books, but an added attraction to others.
Either way the property is going to appeal across a broad spectrum.
Top of the list would have to be developers lining up a land-swap deal for farmland closer to Killarney town, where property values are higher than anywhere else in the Kingdom.
This demographic will surely be followed by cash-rich farmers following sale of development land, or diary farmers with their own pot of white gold.
It’s a great dairy and grazing farm, says Tom Spillane, and its size, location and layout makes it very attractive: “It’s as good as you’ll get; it has ample road frontage and it’s so close to town. It’s level for the most part with a gentle slope downwards towards the river. It’s not zoned, but there might be planning for one-offs locally. Five site close by sold for €1.25 million last year,” he says.
A similar site sale would go some way to defray the capital expenditure for a farmer buyer of this property. The farm is being sold as is, in one lot, at the East Avenue Hotel on November 9 at 3pm.
