Farm site in demand ahead of auction
DESPITE the sleepy (but not dead, contrary to rumours) property market, there has a been a flurry of interest in a farm at Rossmore, Durrus, says Conor Power of Harrington Estates.
The property is a 66-acre farm with traditional two-storey house on the southern side of the Sheep’s Head Peninsula, midway between Durrus and Ahakista.
The level of interest means the property is already under offer, says Mr Power, and he’s taking the farm to auction on October 12 in the Bantry Bay Hotel.
The farm has a mix of good and rough grazing and can be offered in the entire or in three lots, he says.
Lot 1 comprises 33 acres of mixed land, and is the only parcel not under offer. Mr Power doesn’t offer a guide price, but it’s likely to achieve around €10,000 per acre.
The second lot is 27 acres of good-quality pasture land with road frontage on two sides. This land has an offer of €250,000 standing.
The final lot is the farmhouse, outbuildings and six acres, which is making €300,000, the highest offer. And considering the difficulty in achieving planning permission for a house in the area, that’s no surprise.
The entire lot — which is an executor’s sale — is under offer at €750,000, and interest is coming from farming and non-farming buyers, says Mr Power.
The house will need some renovation to bring it up to today’s standards, he says, but it is structurally sound.
“This property is flying in the face of the way things are going at the moment. Things are not hectic, but there is really strong interest in this property, and that’s shown by the bids made already,” says Mr Power.
The three lots will be offered separately and the property will also be offered in the entire on the day.
