Well, 23 acres to be exact, almost on the coast, at Lambstown in Fethard on Sea, Co Wexford.

Martin Browne of Kehoe and Associates is selling a “dotey” little holding with farmhouse, traditional outbuildings and some “horsy” extras, which make this an ideal ‘Good Life’, or hobby farm buy.

Described as mature grass and tillage land, the farm could also be used for horticulture, as it’s in the sunny south east, in the heart of strawberry country — or it could be turned to grazing by a buyer with an interest in horses.

The house and yard are at the end of a private laneway, and it’s just a five minute walk from Carnivan Bay. Beautiful scenery and sea views are an added extra, according to Martin Browne, and it’s hard to believe that the guide price is €550,000, considering the property could also be pitched to the Dublin market as a second home.

The property offers total privacy, says Browne. Surrounded by trees, it’s extremely dry land, excellent for tillage. The sale includes a sand arena of 40m by 20m and a concrete yard, as well as a range of outbuildings.

The main house may need some upgrading, says the agent, but is in good condition overall. It has a sitting room, fitted kitchen, shower room, storeroom and bedroom on the ground floor, and four other bedrooms overhead.

Permission to build is very restricted in this area of Wexford — which should add to the attraction.
