49-acre farm ticks all boxes

A STUNNING farm in an equally stunning location is on offer at Kilbrittain, Co Cork, this month.

With a one to one ratio of acres of land to milk quota, the property is guide priced at between €1 million and €1.5m by John Hodnett of SWS Property Services.

It’s only a few fields away from the sea but the likelihood of a seaside hobby farm buyer is slim because the land quality is too good, says Mr Hodnett.

A highly productive farm which is extremely well managed, the property at Glenduff, Kilbrittain, has a modern farmyard and a main residence.

Unusually, it is a cedar-clad, three bedroomed bungalow.

Surrounded by lovely gardens, an orchard and mature woodland, it’s set well back from the road and has lots of privacy. The prevailing winds are deflected by a shelter belt of trees, and the farmland stretches to either side of and behind the house and yard.

Lot A is the entire property.

Lot B is 32 acres with 34,692 gallons of quota.

Lot C is 11 acres with 12,394 gallons of quota.

The final lot is just under five acres of land.

There is an old stone ruin on the land. This might be parlayed into a residential planning permission, says Mr Hodnett.

The sale, by private treaty, includes entitlements.
