ALMOST exactly a year since it was last sold, a farmhouse in Inniscarra, Co Cork, is back on the market, but with less land than before.

Now for sale through Dooley and Howard Auctioneers, the property at Garravagh, near the Ballincollig Regional Park, is in a small, almost hidden, valley, with some rough grazing ground.

Planning is tightly controlled in this rural area, just 20 minutes from Cork city, but permission would probably be given to renovate and extend the farmhouse and its old outbuildings. At one time this was a pig farm, and while the buildings may be unsightly, development may be allowed in the ‘footprint’. Guide price is €295,000, one third less than the sale price of last year, which then included 4.5 acres.

The farmhouse has a private position off a secondary road but is near one of the proposed routes for the Northern Ring Road, the so-called Yellow Route, part of which involves a tunnel through the nearby hillside.
