AN interesting collection of property, totalling 75 acres, is on offer through John Stokes of Stokes and Quirke at Killusty, Fethard.

The extras include the ruins of Clare Castle, a fortified 17th century house.

Then, there’s a traditional, very attractive, stone-built farmhouse, which has a new roof and a big extension, and only needs windows and some internal finishing, about €100,000 of work, according to John Stokes.

The farm is a little jewel, he says, set in one of the most picturesque areas of Tipperary, under Sliabh na mBan.

Near neighbours include Andrew Lloyd Webber at Kildinan Castle, and Coolmore Stud, one of the world’s top bloodstock companies, isn’t far away.

A hobby farmer or small stud farmer are likely buyers, says Mr Stokes, who says it’s the kind of property he’s be tempted to buy himself.

With a lovely old orchard behind the house and a long driveway to the road, Clare Castle is very attractive.

Mr Stokes has a guide price of €750,000 for the entire property. The land, very well maintained, will be offered in two lots, one of which will include the buildings and 48 acres, and the second will comprise 27 acres.

Both lots have substantial road frontage and the main lot includes the residence; some old, cut-stone outbuildings; and more modern facilities which include a three span hay barn and a cattle crush, old style byres and cow sheds, which could be converted to stables. An old, lofted barn with slate roof could also have residential, potential.

A half mile from Killusty village, less than four miles from Fethard and 8 miles from Clonmel, it goes for auction on October 25.
