First up, in scenic Castlefreke is a 23-acre holding at Kilkeran which will bring in the serious farmers and the serious hobby farmers.

This Gold Coast location makes the land around here very desirable. It has sea and lake views and the farm is just five minutes' drive from Long Strand beach and two minutes from the chocolate box village of Rathbarry, a national Tidy Town winner.

And the land is superb, says Mr Hodnett, which means there could be serious bidding between farmers and holiday home purchasers.

Falling into three natural divisions, the land is being offered in its entirety or in lots of 13, 4.5 and 5.5 acres.

The guide price is in the region of €15,000 per acre, and that's without entitlements it will be interesting to see what Kilkeran will eventually make.

Not too far over the road is a real farmer's farm: this smallholding of 8.5 acres comes with a very attractive quota of 9,563 gallons and is certified at 1,100 gallons per acre.

This kind of property, as Mr Hodnett says, is seldom offered for sale and can be sold in two division of 4.5 acres, with 5.063 gallons and four acres with 4,500 gallons and there is mains water laid on with the first lot.

The lands are top quality, he continues, are laid out in two divisions and are not ring-fenced. A very conservative figure, (judging by recent sales in Co Cork) of between €12,000 to €15,000 has been given.

The last property on Mr Hodnett's books is at Kenneigh, Enniskeane, where he is selling a 49.5-acre holding with extensive road frontage onto the Enniskeane/Macroom road.

Two miles north of the mid-Cork town, the lands could have minor development potential, he says, or they'd offer an opportunity to enlarge a present holding.

A good farm, there are eight ares south of the road, with the remainder to the north and the lands are described as being very kind with good fattening qualities.

The property is in a scenic location overlooking Kenneigh Tower and will be offered in the entire or in two lots of 41 and eight acres. The guide price is in the region of €10,000 per acre and it's under offer at close to that guide.
