A RATHER plain farmhouse, but dating from 1740, and 145 acres of Elton soil series lands are good value at the asking price of €900,000, says Paddy Jordan, describing his sale of Grange House, Edenderry, Co Kildare.

While the listed residence is in need of upgrading, (it hasn’t been lived in for a while ), it has tremendous potential, says the agent.

Soil and house are limestone rich; the house is built of rendered limestone and it has four reception rooms, a kitchen, five bedrooms and just one bathroom.

There is also a stone-built courtyard to the rear, and the house is approached via a long avenue.

The lands are top quality limestone, says Mr Jordan, and are in permanent pasture with 50 acres eligible for area aid: they’re suitable for grazing or tillage, he adds.

The cattle yard has slatted units and cubicles for 42 head, and the old courtyard has conversion potential, if required. The property is for sale by auction on October 1, and can be sold in lots.

Lot one is the residence, yard and 102 acres; lot two is 43 acres; and the final lot is the entire property.

Grange House is four miles from Edenderry, eight miles from Enfield and five miles from the N6 to Dublin.
