The property, which includes a good quality dormer bungalow, is due to go to auction on April 28.

The land is all in one block, and it’s top quality, the agent continues, situated two miles from Shanagolden village.

Well laid out with farm roadways and a good quality yard, the farm is an excellent small dairy enterprise, says the GVM Rathkeale agent.

The area is zoned as “structurally weak” in the county development plan, he says.

There’s 34 acres and 30,842 gallons of quota, and entitlements for 41,494 gallons.

The farm is described as a ‘walk-in job’, a very neat holding, and was well managed, says Mr Ruttle.

There’s a cubicle house for 40 head, six calving boxes and a six unit herring-bone milking parlour.

On the Ardagh to Newcastlewest Road, the property has a pre-auction guide price of €650,000.

Mr Ruttle had a run of big sales recently. He achieved €770,000 for a 38 acre holding within two miles of Adare, described as the Dublin 4 of Limerick.

This farm of very good quality grassland was purchased by a businessman, says Mr Ruttle. Two other farm sales in the Askeaton area recently netted €500,000 and €860,000 respectively. The former was 53 acres; the latter was a 79-acre farm.
