BECAUSE this farm at Doohyle, Rathkeale, Co Limerick falls into three separate parts, auctioneer Basil Ruttle of GVM has decided to go with the flow and offer the land for sale in three lots.

The major part of the farm consists of 103 acres of prime grazing land: dry, level, and with a limestone base, this is excellent land for cattle or horses, says Mr Ruttle, who has an intimate knowledge of the area.

This lot includes the four-bedroomed farmhouse which is in good structural order, but will need renovation. The yard is in good condition and includes a 40-cubicle slatted shed, a silage slab of 60’ by 30’ and an 8-unit herringbone parlour that’s ready to go for a dairy farmer, says Ruttle.

The 36 acre lot on offer has wide frontage onto Doohyle Lake, known locally as the ‘Commons lake’ (it spans 50 acres and is held in commonage). This lot has some good grazing land and it would be perfect as a house site, particularly for someone with horses, says the agent. It also comes with good road frontage.

The final lot comprises 11 acres, and while it’s on the furthest side of the lake from the farmyard, would ideally suit someone looking to add on to an existing holding. It’s ideal for grazing and overwintering horses, says Mr Ruttle.

He expects the major part of the farm to make over €6,000 per acre, a pre-Christmas sale of a 40-acre holding in the same area achieved a price in the region of €8,000 per acre for GVM. The guide given for the 36-acre lot is from €180,000 upwards and the 11 acres could make from €40,000 upwards.
